Overview

About Al Athba

Al Athba, previously called Wadi Al Shabak, is a residential development in central-northern Dubai. It spans 10.5 sq. km of semi-desert land. Four roads mark its edges: Emirates Road (E611) on the east, Tripoli Street (D83) on the north, Sheikh Zayed Bin Hamdan Al Nahyan Street (D54) on the west and Al Awir Road (E44) on the south. These routes link residents to the rest of the city, yet the neighbourhood itself stays calm.

The area suits buyers who want a home some distance from the crowded city centre. It began under the Mohammed bin Rashid Housing Establishment programme. In 2018 a major initiative for Emirati citizens allocated more than 1,000 residential plots in Wadi Al Shabak, across 232 hectares in total. Al Athba is also one of only a few places in Dubai that allow long-term camping, which gives the district an outdoor side alongside its homes.

Villa layouts vary, but all are planned around large indoor and outdoor areas. Common features are a majlis, a kitchen, roomy living and dining spaces, and master bedrooms with en-suite bathrooms and built-in wardrobes. Homes usually also include a laundry area, a driver's room, a maid's room with its own bathroom, a private garden and parking spaces.
