Overview

About Dubai Waterfront

Nakheel Properties developed Dubai Waterfront as a coastal district on Dubai's southern shoreline, close to Palm Jebel Ali. The first masterplan split it into four districts: Canal, Omran, Veneto and Badrah. Today, Badrah and Veneto are the two residential communities that are actually active.

A central boulevard links Badrah's four zones. Diaa holds the residential townhouses and apartment buildings. Talla is for offices. Manara covers education and civic amenities, and Bahaa handles retail and leisure. Supermarkets, cafés and restaurants sit inside the community itself, so Badrah largely runs on its own.

Veneto adds low-rise apartments, townhouses and villas. Most of its first phase is now finished. The buildings are practical rather than decorative. Piazzas are planned to put shops and restaurants into shared outdoor spaces as development continues.

In Badrah, homes range from studios to 3-bedroom apartments, plus 2 and 3-bedroom townhouses. Veneto offers a wider spread of apartments, townhouses and villas. From Al Hesah Street, drivers reach Sheikh Zayed Road (E11) by way of Al Maktoum Airport Street (D53). That keeps Dubai South, Dubai World Central and Al Maktoum International Airport close by.

Why Invest in Dubai Waterfront

  • Accessible Entry Pricing

The district sits near Meydan in MBR City, with direct roads to DIFC, Downtown Dubai and the main highways, each reachable in about 10 minutes by car.

  • Nakheel as Developer

Both Badrah and Veneto are still managed and maintained by Nakheel Properties, one of Dubai's longest-standing developers. That gives buyers some assurance on how the community will be kept up over time.

  • Close to Dubai South's Expansion

With direct roads to Al Maktoum International Airport and Dubai South, the district is placed to gain from ongoing growth along the airport corridor and around Expo City.

  • A Community That Covers Daily Needs

Badrah's layout puts homes, schools, offices and shops into four linked zones within one community, so residents depend less on nearby districts for everyday errands.

  • Golden Visa Eligibility

Buying a Dubai Waterfront property worth AED 2 million or more qualifies the buyer for the UAE's 10-year Golden Visa, provided the scheme's standard eligibility criteria are met.

  • More Space for the Money

Here, villas and townhouses give more square footage per dirham than similar family homes in central Dubai. That suits buyers who value space more than a prestige address.

Dubai Waterfront lifestyle

Community

Life in Dubai Waterfront

Dubai Waterfront runs at a family pace, not a city one. Parks and tree-lined boulevards cross the residential zones, so children have safe places to walk and play near home. Communal pools and gyms are close to most homes, which means residents rarely have to leave for everyday exercise.

  • Badrah Pavilion

This 72,000 sq. ft. retail centre puts cafés, restaurants and supermarkets inside the community, so daily shopping needs no long drive.

  • Communal Gym & Pool

Shared swimming and fitness facilities are located within Badrah's residential zones, keeping recreation close to residents' homes.

  • Tree-Lined Boulevards & Parks

Green spaces and landscaped streets run across the community, giving families safe areas where children can walk and play.

  • JA Shooting Club

Just north of Veneto and Badrah, this venue has archery, paintball and indoor and outdoor shooting for residents who want more than a regular gym.

  • Veneto's Piazzas

Shared outdoor gathering spaces are planned to house shops and restaurants as development in Veneto continues.

  • Four-Zone Community Layout

Along one connected boulevard, Badrah's Talla, Diaa, Bahaa and Manara zones bring together offices, homes, retail and schools, giving the community a self-contained structure.
