Emirates Hills is an opulent gated community developed by Emaar Properties, established in 2003 as part of the wider Emirates Living master plan alongside The Meadows, The Springs and The Lakes. The community draws its inspiration from Beverly Hills, and was among the first freehold areas in Dubai, allowing international buyers full ownership rights from the outset.
Emirates Hills master plan divides the community into distinct sub-communities, including Montgomerie Hills, Dyaar Al Hambra, Montgomerie Maisonettes and Signature Villas. Instead of offering fixed-layout homes, much of Emirates Hills was originally sold as undeveloped land, giving owners the freedom to design and build fully custom mansions on plots ranging from 12,000 to 45,000 sq. ft.
Emirates Hills villas typically include private pools, staff quarters, expansive study rooms and multiple storage areas, reflecting the scale and specification expected of Dubai’s property market. Architectural styles vary significantly from villa to villa, since each was built to its owner’s own design rather than a standard developer blueprint.
Emirates Hills location keeps residents close to Dubai’s major business districts, with direct access to Sheikh Zayed Road connecting to Dubai Marina and Dubai Media City within minutes. Despite this proximity, the gated, low-traffic layout gives Emirates Hills a private character compared to Dubai’s busier commercial corridors.
