The Heights Country Club & Wellness, also known as The Heights by Emaar, is an 81 million sq. ft. master community in Al Yalayis, Dubai, developed by Emaar Properties. Launched in May 2024 with a development value of AED 55 billion, it is planned around a central country club and wellness centre, and about 1.3 million sq. m of the land is dedicated to open space.
The community is located at the junction of Emirates Road (E611) and Jebel Ali-Lehbab Road (E77), which gives residents access to Dubai’s main destinations as well as to logistics and industrial employment centres. The setting stays calm and secluded, balancing everyday connectivity with the peace of a low-density retreat.
The master plan covers more than 11,400 residential units, and the first releases are 3, 4 and 5-bedroom villas of about 3,340 to 5,884 sq. ft. Mediterranean-inspired architecture defines the homes. Whitewashed facades, terracotta tones and open layouts bring natural light into every villa and connect indoor and outdoor living.
Wellness is built into daily life through parks, ponds, landscaped greenways, event plazas and an extensive network of cycling and jogging tracks. Schools, hospitals, mosques and upscale retail and gourmet dining are planned within the master community, and the country club gives residents a social heart.
For investors, off-plan villas in The Heights Country Club combine construction-linked payment plans with strong long-term capital appreciation potential, supported by Emaar’s record of delivering more than 109,000 residential units since 2002. As the wider master plan rolls out in phases, buyers of villas for sale in The Heights Dubai can enter an early stage of one of the city’s largest wellness-led communities.
