Overview
About The Oasis
Emaar Properties is developing The Oasis as a new luxury residential community planned for low-density living. The master plan covers roughly 100 million sq. ft., with extensive greenery and calm waterways. It will hold about 2,600 villas and mansions, and around 25% of the land is set aside for open spaces and amenities.
Collections released so far include Palmiera, Mirage, Lavita and Address Villas – Tierra, among others. Homes typically run from four-bedroom villas up to seven-bedroom mansions. Some sit next to swimmable lagoons, waterways, parks or landscaped green corridors.
Off-plan projects here sit at the top end of Dubai’s villa market. The community is still being built, so long-term rental performance has not yet been proven. Returns will depend on handovers, completion of the wider community, resale demand and how scarce prime lagoon-facing homes remain.
The design links indoor and outdoor space, with landscaped greenery, quiet waterways and a broad set of lifestyle amenities around the homes. Spacious residences, waterfront settings and carefully planned community areas are combined to give a private, comfortable place to live.
Interiors are elegant and outdoor areas are generous. The setting is planned for relaxation, recreation and day-to-day convenience. With its emphasis on privacy, space and resort-inspired surroundings, The Oasis gives families looking for a premium Dubai villa community a distinct option.

Why Invest in The Oasis?
Low-Density Masterplan
Much of the land goes to villas, landscaping and amenities instead of high-density towers. That supports privacy and bigger residential plots.
Waterfront Living
Lakes, lagoons, canals and landscaped waterways pass through several neighbourhoods. Some homes sit directly on swimmable waterfront areas.
Large Family Homes
Villas and mansions with four to seven bedrooms offer far bigger layouts than typical city properties. They are aimed at families and high-net-worth end users.
Branded Residences
Palace Villas – Ostra and Address Villas – Tierra add hospitality-branded villa collections next to Emaar's non-branded residential phases.
Established Developer
Emaar Properties handles both the masterplan and the residential releases. Buyers gain exposure to one of Dubai's largest established community developers.
Long-Term Scarcity
Big plots, waterfront positions and a relatively limited villa count may support scarcity value as landscaping, retail and community infrastructure mature.

Community
Life in The Oasis
The plan favours spacious residential neighbourhoods over dense mixed-use development. Villas are grouped around waterways, landscaped parks and linked outdoor spaces, which makes the setting more private than many apartment-led districts. It suits families who want larger plots, outdoor space and quieter surroundings, while staying connected to Downtown Dubai, Dubai Marina and Dubai Hills Estate.
Crystal Lagoons
Several residential neighbourhoods are defined by swimmable lagoons and linked water features.
Waterfront Villas
Some properties look over canals, lakes or lagoon areas, giving a stronger waterfront feel than standard suburban villa communities.
Large Green Spaces
Around 25% of the masterplan is reserved for open spaces and amenities, covering parks, landscaped corridors and recreation areas.
Jogging & Cycling
Tracks are planned through the residential districts for walking, jogging and cycling across the landscaped community.
Branded Living
Palace and Address Hotels + Resorts branding appear through dedicated luxury villa collections in The Oasis.
Large Private Plots
Villas and mansions of four to seven bedrooms come with sizeable internal areas, gardens and plots planned for privacy and family life.

The Oasis: buyer questions
Who is the developer of The Oasis Dubai?
Emaar Properties is the developer. It is also behind Downtown Dubai, Dubai Hills Estate, Arabian Ranches, Dubai Creek Harbour and Emaar South. Emaar handles the community masterplan and each villa and mansion release within The Oasis.
Where is The Oasis?
It lies in Dubai's south-western residential growth corridor, with access via Expo Road, Al Yalayis Road and Sheikh Zayed bin Hamdan Street. Approximate drive times are 18 minutes to Al Maktoum International Airport, 20 minutes to Dubai Hills Estate, 28 minutes to Dubai Marina and 35 minutes to Downtown Dubai.
Which property types can buyers find in The Oasis?
The offer is mainly standalone luxury villas, mansions, super-mansions and branded residences. Releases so far range from four-bedroom villas to seven-bedroom mansions. Palmiera has four and five-bedroom homes. Mirage has five and six-bedroom villas. Lavita has six and seven-bedroom mansions. Marèva, Marèva 2, Palace Villas – Ostra and Address Villas – Tierra come in four to six-bedroom layouts.
Are there apartments in The Oasis?
Emaar's current promotion centres almost entirely on villas, mansions, super-mansions and branded villas. Its portfolio for the community names Palmiera, Mirage, Lavita, Tierra, Ostra, Marèva and related villa collections, not apartment projects. Buyers should regard the community as villa-focused until Emaar formally confirms apartments in a later phase.
What is Palmiera in The Oasis?
Palmiera was among the first villa collections released in The Oasis. Its four and five-bedroom villas are set among linked waterways and landscaping. The first release started from around AED 9.7M, and Palmiera 3 later launched from about AED 9.2M. Resale prices today vary by layout, position, plot size and waterfront exposure.
What is Palmiera Collective?
It is a newer phase of The Oasis with large four to six-bedroom villas. Current project-market data puts its launch price at about AED 14M, with handover scheduled for around February 2029. It follows the same approach as the rest of the community: big private homes in a landscaped, low-density setting.
What is Mirage in The Oasis?
Mirage is a villa collection by Emaar with five and six-bedroom homes. They are planned around water canals, landscaped shared areas and large private gardens. Prices currently start from about AED 15.8M. In home size and price it sits above the early Palmiera phases.
What is Lavita in The Oasis?
Lavita is an ultra-luxury enclave of just 43 mansions. Homes have six or seven bedrooms and measure about 21,000 to 35,500 sq. ft. Prices start from AED 36M. The lifestyle offer includes waterways, gardens, clubhouses, beaches, pools, fitness facilities and wellness spaces.
Are there villas with private jetties in The Oasis?
Lagoons, canals, lakes and waterfront plots run throughout the plan. However, the official Emaar material we checked makes no mention of private boat or yacht jetties belonging to individual villas. Describe such homes as waterfront or lagoon-facing, and only call a property a jetty villa once its own project brochure states this officially.
Is The Oasis close to DAMAC Hills and Jumeirah Golf Estates?
Yes. Both established communities lie in the same wider south-western villa corridor around The Oasis. Driving times depend on which entrance you use, traffic and the particular neighbourhood within The Oasis.
What amenities does The Oasis offer?
Across the masterplan you will find lagoons, beaches, landscaped parks, pocket parks, swimming pools, cycling and jogging tracks, sports courts, children's playgrounds, gyms, spa and wellness facilities, clubhouses, community centres, retail space, mosques and planned education facilities. The exact mix differs from phase to phase.
Does buying in The Oasis make me eligible for a Golden Visa?
Buyers can qualify for the UAE's long-term Golden Visa if their real estate investment meets the relevant government criteria. Most homes in The Oasis cost more than the AED 2M threshold usually linked to property-based Golden Visa eligibility. Approval still rests on current UAE rules and the applicant's own circumstances, not on the community.
Is The Oasis worth investing in?
It may fit investors seeking long-term capital growth in Dubai's luxury villa segment rather than income from day one. Points in its favour include Emaar's master-development track record, big plots, lagoon-facing stock, low-density planning and limited luxury supply. The community is still under development, so there is no mature rental record yet. As of June 2026, Bayut data shows average villa prices of about AED 1,788 per sq. ft., roughly 2.7% higher than 12 months earlier.
How does The Oasis differ from Jumeirah Golf Estates?
Jumeirah Golf Estates is a settled golf community with finished neighbourhoods, working amenities and an established rental market. The Oasis is newer, with more emphasis on big plots, resort-style landscaping and luxury villas fronting lagoons. If you want to move in now and rely on proven rental figures, Jumeirah Golf Estates may suit you better. The Oasis gives earlier-stage exposure to an Emaar masterplan still taking shape.
How does The Oasis differ from DAMAC Hills?
DAMAC Hills is more mature, mixing villas, townhouses and apartments around the Trump International Golf Club Dubai. The Oasis is pitched closer to the ultra-luxury end of the villa market, with bigger plots, waterways, mansions and branded villas. Although both sit in the same broader villa corridor, they target different budgets and buyer types.
