Payment plan

Non-standard payment plans: off-plan projects in Dubai

Plans the developer publishes as a single figure or an unusual structure. The project page shows the schedule exactly as released.

107 projects in our index publish a headline plan that is not a standard split, from 31 developers across 45 areas, with starting prices from AED 500K – AED 17.5M and handovers between 2017 and 2029. 107 of them publish the full instalment table, where a 5% booking payment is the most common first step.

What it means for you

How to read a non-standard payment plan

This plan is not a simple construction/handover split, so the schedule has to be read per project. Here is what to check.

  • The first payment

Find the booking figure and whether it is a percentage of the price or a fixed amount. The 4% DLD fee is always on top.

  • The instalments

Check whether each instalment is tied to a construction milestone (safer: it only falls due as the building progresses) or to a calendar date.

  • The balance

Confirm what is due at handover and whether anything is spread after it. That is the number your financing has to cover.

Who it suits

Plans published this way are usually bespoke: a booking figure, a monthly instalment or a developer-specific schedule. They suit buyers who read the full schedule on the project page and compare it line by line against a standard split.

What to watch

Because the headline figure does not describe the whole plan, the risk is assuming a standard structure. Ask for the dated instalment table, confirm which payments are milestone-linked and which are calendar-linked, and check the resale conditions before the plan is fully paid.

FAQ

Non-standard plans: buyer questions

Is a non-standard payment plan negotiable?

The headline split rarely moves, but the booking deposit, the spacing of construction instalments and the handover tranche often do, especially on larger units or when a developer is closing a phase. Ask before you pay the reservation fee, not after.

Does a non-standard payment plan include DLD fees and service charges?

No. The 4% Dubai Land Department registration fee, the Oqood fee and any admin charges are paid separately, usually within the first weeks. Service charges start at handover and are set per square foot by the building's approved budget.

How do I read a plan published as "Non-standard"?

Open the project page and use the payment plan steps table, which lists each instalment with its label and percentage. 107 projects currently publish this structure; the steps differ between them.

How much is the booking deposit on a non-standard payment plan?

Across the projects that publish their schedule, 5% is the most common first payment. It is part of the price, not an extra fee, and it is usually paid with the reservation form before the sales agreement is signed.
