The combined value of ready, fully paid property reaches the minimum for the 10-year investor visa. DLD assesses each application; expect to provide the title deed(s) and a DLD valuation.
- The AED 2M value threshold is met with ready, fully paid property. DLD still assesses each application; a valuation certificate and title deed are required.
About the rule
What is the property threshold for the UAE Golden Visa?
A property, or several properties together, with a value of at least AED 2,000,000 registered in the applicant's name. The threshold has been AED 2M since 2022. The visa is for ten years and renewable while the property is held.
Does off-plan property count?
The treatment of off-plan and part-paid property changed in February 2026 and published sources disagree on the current detail (which developers, how much must be paid, whether a mortgage letter is accepted). Do not rely on any single summary, including this one: confirm with the Dubai Land Department or GDRFA before you book on the strength of the visa.
Can two people combine a property?
Co-owned property can support an application when each applicant's share meets the threshold, subject to the rules for spouses. The check here looks at value only; confirm the ownership share rules for your case.
What else is needed besides the value?
A DLD valuation or title deed, passport and photo, medical fitness test, Emirates ID application and the government fees. The property must remain held for the visa to stay valid.
