About the schedule
What does “60/40” mean on a payment plan?
60% of the price is paid in instalments during construction (the first of them is the booking deposit) and 40% is due on handover. Post-handover plans move part of the balance to after handover, typically in quarterly instalments over one to three years.
When is the 4% DLD fee paid?
At registration, outside the developer's plan. For off-plan it is paid with the Oqood (interim) registration shortly after booking, together with the fixed admin fee and the Oqood fee. Some developers waive it as a launch incentive; get that in writing in the sales and purchase agreement.
Are the instalment dates in the table exact?
No. The tool spreads the construction share evenly between booking and handover. Real plans attach each instalment to a construction milestone (foundation, structure, facade), so the dates move with construction progress. The amounts and the share due by handover are exact for the plan entered.
Does the schedule include a mortgage?
No. Off-plan mortgages are limited to 50% of the value and are usually drawn at handover; the tool shows the cash a buyer needs under the plan itself. Service charges start at handover and are covered by the yield tool.
