Overview

About Town Square

Nshama Group developed Town Square as a master-planned residential community in Dubailand, set along Al Qudra Road (D63). Its master plan includes 16 landscaped parks and a wide network of trails for walking, jogging and cycling. The result is a green community built around families.

The community is gated. Apartment buildings and townhouses sit close together, which suits both tenants and buyers. Apartments run from studios to 3-bedroom units. Townhouses come in 3 and 4-bedroom layouts. Nshama has also added a co-living option, UNA Apartments: a 12-storey building with studio and 1-bedroom units aimed at young individuals.

Town Square Recreational Park is the centre of the community. It has a kids' train, a carousel, a skate park, a dog park and more. A dedicated Community Centre brings supermarkets, pharmacies, salons and retail outlets within walking distance of most residential clusters.

Reem lies to the north, and Mudon is close by. Al Qudra Road links the community to DAMAC Hills and Arabian Ranches. The area favours cars over public transport, but bus routes still connect residents to neighbouring communities. Families and investors keep choosing Town Square for its mix of affordability, green space and day-to-day convenience.

FAQ

Town Square: buyer questions

Can buying in Town Square Dubai lead to a UAE Golden Visa?

Yes. A property in Town Square Dubai worth AED 2 million or more can make the buyer eligible for the UAE's 10-year Golden Visa, provided the scheme's standard criteria are met.

Does Town Square Dubai suit young professionals?

Yes. Besides apartments and townhouses aimed at families, the community has Nshama's UNA Apartments, a co-living concept with studios and 1-bedroom units. That gives young professionals and investors a cheaper way in without leaving the community.

Is mortgage finance available for off-plan homes in Town Square Dubai?

Yes. Most UAE banks lend on off-plan properties in Town Square Dubai. Terms vary with the construction stage of the project and with how Nshama's payment plan is structured.

Can residents keep pets in Town Square Dubai?

Yes. Town Square Recreational Park includes a dedicated dog park.

Is Town Square Dubai better for long-term holding or for buy-to-let?

It works for both. Prices have grown by 11% to 19%, which backs capital appreciation over time. Rental yields of 6.5% to 9% make it just as workable for investors who care more about steady income than about resale value.

How do Nshama's completed projects in Town Square Dubai differ from its off-plan ones?

Completed projects can be moved into straight away, in established clusters with all amenities running. Off-plan launches such as Elaya offer payment plans tied to construction progress and let buyers reserve a unit ahead of handover.

Does Town Square Dubai work for buyers without a car?

It can, but note that the community is designed more for cars than for public transport. Bus route J02 links residents to nearby areas. Most everyday needs, such as supermarkets, shops and restaurants, are a walk away inside the community.

Are short-term rentals restricted in Town Square Dubai?

Short-term letting in Town Square Dubai is governed by Dubai's standard holiday home rules, which require a DTCM permit.
